About the Role

The Paid Creative & Content Coordinator Contractor makes the ads and content that fill our buildings. Your first priority is Meta ad creative: the videos, images and copy behind most of our new leases. After that come social video, YouTube and SEO articles, mostly cut from the same footage.

You’ll produce for our student-housing portfolio: Wester-Land (St. John’s), 505 University and Brown’s Court (Charlottetown), Mojave (Montreal), Gosier (Trois-Rivières), and College & Wiggs our upcoming property in Saskatoon, where you’ll be based. On-site staff and resident ambassadors capture footage. You plan the shoots, edit, and ship.

This is a hands-on production role for someone who moves fast, likes testing, and judges creative by what it delivers.

Contract: full time, 1-year contract, with a possible extension if successful in role for a second year. The first 3 months are a probation period, during which either side can end the contract without cause.

Key Responsibilities

Meta Ad Creative (priority 1)

  • Produce new ad creative every week: short video, static images, carousels and copy variations for each property and audience. Audiences include students, domestic students, parents, working professionals and retargeting.
  • Refresh every live audience with 3–4 new creatives every 4–6 weeks, more during each property’s peak months.
  • Run creative tests (hook, offer, format, thumbnail) with Tara, and report what wins.
  • Tag every Meta ad’s link with UTM codes so each lead in HubSpot traces back to its property, campaign and creative. Use the same naming every time: utm_source=meta, utm_medium=paid_social, utm_campaign=property_campaign_date (e.g. gosier_relaunch_dec26) and utm_content=creative (e.g. video_offer_fr). Keep a shared tag sheet listing every live ad and its link. Kamar owns the HubSpot side (forms, source fields, campaigns, workflows); this role applies the tags and checks each month that Meta leads land in HubSpot under the right campaign.
  • Prepare finished files and copy for Tara to launch in Ads Manager.

Social & Video

  • Edit Reels, TikTok and YouTube videos (room tours, building walkthroughs, “what’s included”, resident stories) from on-site footage.
  • Repurpose every video across Instagram, TikTok, YouTube Shorts and ads. Nothing is made for one platform only.
  • Keep each property’s social calendar current on the monday board.
  • Grow engagement among students, not just reach: post content that invites a response (polls, questions, resident features, contests, event recaps), reply to comments and DMs, and work with resident ambassadors so students share and tag the building.
  • Build collaborations with student groups, campus clubs and local businesses near each property. Go out and meet them, pitch simple content swaps (features, giveaways, takeovers, event coverage), and get them creating and sharing content with us. A one-way feature counts too.

SEO Articles

  • Write or edit one article every two weeks per active market. Each answers a real student or parent question (costs, residence vs off-campus, what’s included).
  • Refresh top-performing articles, and add a tracked link to pricing or tour booking in every piece.
  • Keep facts (prices, inclusions) identical everywhere, so AI answer engines cite us correctly.

Footage & On-site Collaboration with coordinators on location

  • Plan one filming day a month per building, with shot lists for on-site staff and resident ambassadors (e.g. Muskan at Wester-Land, the RA at Brown’s Court).
  • Brief and coach on-site content creators so their footage is usable.
  • Maintain a footage and photo library per property on the Google Drive.

Templates & Brand

  • Build and maintain Canva templates per property for ads, social posts and print.
  • Apply brand direction set by the VP Product & Customer Experience. Get approval on new campaign themes before production.

Skills & Attributes

  • 2+ years producing paid social creative, ideally for Meta. A portfolio showing ads and the results they delivered.
  • Fast, confident video editing for short vertical formats (CapCut, Premiere or similar), plus Canva or Adobe for statics.
  • Comfortable on camera and behind it: can run a shoot, direct residents and capture usable footage on a phone or camera.
  • Outgoing and at ease meeting new people: walks into a café or a student club and comes out with a collaboration.
  • Clear, simple copywriting for ads and articles. Writes for 17–24-year-olds and their parents.
  • Organized across many brands at once: keeps deadlines, files and calendars in order on monday boards.
  • Independent: Can take instruction and run with it.
  • Learns from data: reads ad results with the manager and changes the next round of creative.
  • Nice to have: HubSpot, Meta Ads Manager, YouTube, SEO basics. French is a strong asset for Gosier.

Why This Role Matters

Paid social is the largest driver of new leases across the portfolio, and creative is what decides whether that spend works. This role keeps every property’s ads and content fresh, so the team can fill buildings at a lower cost per lease.
