Student Housing Near UPEI: Your 2027–2028 Guide to Renting in PEI

November 4, 2026

Apartment hunting near UPEI doesn’t have to take over your semester. This guide breaks it into four simple steps for 2027–2028: when to start looking, where to live and search, whether a house or an apartment suits you, and the PEI rental rules that protect you. Plus, an easy option right across the street from campus: furnished apartments at Browns Court.

Your Apartment Search in 4 Simple Steps

Picture this: it’s August, classes start in a few weeks, and every listing you message is already taken. If you’re new to the Island, consider this your heads-up. In 2025, only 1.6% of Charlottetown apartments were vacant (CMHC, via WorkPEI), so finding student housing near UPEI takes a bit of planning.

The good news? It’s very doable once you know when to start, where to look and what PEI’s rental rules actually say. Here’s how to do it in four simple steps.

Find student housing near UPEI that puts you close to campus and everything Charlottetown has to offer.

1. When should you start looking?

Earlier than feels normal. If you’re moving in for September 2027, start your search in January 2027. Most student leases on PEI are fixed-term, so current tenants decide over the winter whether they’re staying or leaving. That’s when the best places near campus open up, and they don’t stay open for long.

Browns Court offers fully furnished student apartments just steps from UPEI, with utilities included.

Here’s a simple timeline to follow:

  • January: set your budget, find your roommates and start browsing listings
  • February to March: book viewings, ask questions and compare your top picks
  • March to April: sign your lease and pay your deposit
  • Summer: sort out tenant insurance, internet and your move-in date

Pro tip: have your paperwork ready before you start viewing, like a reference and your co-signer’s contact info (usually a parent). In a tight market, the student who can apply on the spot usually gets the place.

2. Where should you live and search?

The best spot for most UPEI students is close to University Avenue. You can walk to class, the Atlantic Superstore and Belvedere Plaza are minutes away, and T3 Transit buses run along the avenue for trips downtown. Quiet side streets just off campus, like Browns Court, are especially handy: about a five-minute walk to class, which you’ll appreciate on a windy February morning. If you’d rather live downtown Charlottetown, expect a longer bus ride, but more restaurants and nightlife.

Once you know the area, cast a wide net:

  • UPEI Off-Campus Housing: UPEI’s own housing help. Email offcampushousing@upei.ca or call 902-894-2850.
  • Kijiji: the most-used rental site in Charlottetown. Check it daily, because good listings go fast.
  • Zumper: useful for filtering by price, bedrooms and distance to campus.
  • Roomies.ca: best for finding a room in a shared place or a roommate to rent with.
  • Facebook groups: PEI Apartment Rentals, PEI Apartment & House Rentals and PEI Pet Friendly Home Rentals. Turn on notifications.
  • Student housing providers: companies like University Apartments rent furnished apartments near campus and often take applications well before summer.

3. Should you rent a house or an apartment?

Both can work. It depends on your budget, how many people you’re living with and how much you want to manage yourself.

Shared houses are a PEI student classic:

  • Pros: bigger bedrooms, more bathrooms, and maybe a backyard or deck
  • Cons: usually meant for bigger groups, and utilities are often extra

Apartments are easier for smaller groups:

  • Pros: you can live alone or with one or two roommates, some or all utilities are often included, and larger buildings can feel more secure
  • Cons: less space, and you may share walls with noisy neighbours
Roommates near UPEI in Charlottetown, PEI
Great roommates make a great home. Find your people and your place near UPEI.

Whichever you choose, compare the real monthly cost, not just the rent. A place that looks $100 cheaper can end up costing more once you’re heating it through a PEI winter. Ask every landlord which utilities are included, whether it’s furnished, and whether there’s laundry and parking.

Moving in with friends? Agree on cleanliness, guests, quiet hours and how you’ll split bills before you sign, and plan for 2 to 3 people per bathroom. Still looking for someone to live with? Try Roomies.ca. The Student’s Guide to Living in PEI has a full roommate compatibility checklist to make that conversation easier.

4. Know your rights and spot scams

PEI has clear rules, and knowing them protects you. A landlord can ask for a security deposit of up to one month’s rent, which you get back after the move-out inspection. Key money, pet deposits and “first and last” aren’t allowed (UPEI Housing Handbook). Rent can only go up once every 12 months, with three months’ written notice. If something goes wrong, the PEI Rental Office (IRAC) can help.

Avoid Rental Scams Near UPEI – Charlottetown, PEI

Scammers love a tight market. Walk away if a landlord won’t show you the unit in person or on a live video call, the price seems too good to be true, or they want an e-transfer before you sign a lease. A quick search of the landlord’s name on Google reviews or Reddit can save you a lot of trouble.

Not sure about a listing? Report it to the Canadian Anti-Fraud Centre, or stick with trusted student housing near UPEI, where you can always book a real tour.
